			<content:encoded><![CDATA[<p>Just got a text message a few minutes ago from my JV partner Tony in California: &#8221;I&#8217;m leaving Starbucks now from a seller presentation&#8230; got a signed contract&#8230; woo hoo!&#8221;<span id="more-15625"></span></p>
<p>I texted him back and learned the deal accepted is for 7 years of seller financing with no money down and that we did the deal structuring together yesterday. He&#8217;s driving and I have to verify later but &#8212; if there is no changes to the numbers we created together than it looks like this&#8230;</p>
<p>Property is valued at $250,000 after $5,000 in repairs and rents for $2,195. Seller accepted $291,000 with 0% interest (principal only) payments of $1,120 a month and a balloon payment of $196,920 due in 7 years.</p>
<p>Deal is being funded with a $57,000 Roop provided private money first to cover $5,000 for repairs, $1,400 to reimburse postcards he mailed, PLUS $40,000 (!) in EXTRA cash at closing &#8212; and balance used for all costs to buy and hold until occupied.</p>
<p>The profit in the deal is $75,000 with $40,000 in cash now, plus total net positive cash flow, plus $31,700 cash later. In addition to the net cash flow, he also collects $638 each month to be set aside for projected taxes, insurance, vacancies, repairs and maintenance. My profit share is $10,000 less the refund of any coaching fees he has paid since he officially began the Joint Venture program on September 1st.</p>
<p>As with all JV deals, Tony won&#8217;t have one dime invested into the deal or the JV program, plus he is on his way to capture his the $15,000 bonus I offer after completing the 4th JV deal, as described in the full JV program details at www.richardroop.com/jvkit</p>

<p>The lead came in from the postcard marketing plan and absentee owner mailing list I created for Victor. We then structured offers together using my Ultimate Profit Generator software. Then we presented the offers on a 3 way call. On the second follow up call we got an offer accepted.</p>
<p>This is a 6-unit complex and a couple of duplexes for a total of 9 units. Total estimated market value is $225,000 but gross rents are $3,880 so it&#8217;s worth more from an income approach.</p>
<p>Offer accepted is $298,000 with $20,000 down. Seller is carrying back $278,000 with monthly payments of $1,800 a month for 15 years with a balloon payment of the remaining balance due after 15 years of $45,000.</p>
<p>The combination of cash now at closing, net positive cash flow and cash later is $412,000. My profit share is $10,000 less refunds for monthly coaching fees paid since Victor started the program a few months ago.</p>
<p>All the cash needed to close the deal including extra cash pulled out at closing is being funded by private money I lined up.</p>

<p>Deal is funded by Roop provided private money first of $48,000 (30% LTV) to cover $23,000 down to seller, $15,000 extra cash at closing, $3,000 in repairs and all other buy and hold costs.</p>
<p>Wei offically began the JV program in October. My profit share is $10,000 from closing. After refunds and reimbursements of marketing and coaching I&#8217;ll net $6,400 and she gets $9,600 in cash at closing &#8212; without a dime in the deal &#8212; plus cash raised for holding and repair costs, plus all the cash flow and cash later.</p>

<p>I hit the ground running even before I left seminar.  One of my goals was to improve cash flows and I’m well on my way.</p>
<p>1)  I had a small commercial property that was not moving, sale after sale fell through.  It was financed by a bank and had to be paid off by Feb 3rd.  By the second day of your training it came to me.  I made a call and secured an investor, sold him 50% of the property which was enough to pay the bank off.  We closed on 1/22/10, the last day of the seminar.</p>
<p>Then I called a Church that wanted to buy the place on owner financing.  I increased the price and owner financed the Church with a 2 year balloon.  We closed the Church one week later on 1/29/10.  Then I created a Note for a portion of my 50% interest on the property that provided $50,000.00.  The Church pays the mortgage each month, I pay 50% of that to my partner.  The other half of the mortgage goes to me and pays the Note holder 8% interest only payments (for the $50,000.00 Note).  And I have a spread of $315.00 left each month.</p>
<p>Considering I was thinking I may have to give the property back to the back a week before the seminar, I LOVE YOU GUYS.</p>
<p>2)  Next, I secured owner financing for a property one year ago.  No payments, no interest for 60 months.  I lost my tenant buyer and put a sign up.</p>
<p>A Realtor brought me a cash buyer for $165,000.00 but I owed the seller $188,500.00.  Again, during the seminar it came to me!  Since the seller was receiving no payments for another 4 years I Next Day Aired them a proposal.  If they lowered the $188,500.00 to $150,000.00 I promised to create a Promissory Note (non-secured) and pay them 8% interest only on the lower $150,000.00 amount or $1,200.00 each and every month for 48 months.  They agreed and I had them sign a Reduction Of Note Balance form with instructions that instead of a payoff, they would receive payments for 4 years.  They were happy to get reliable income.<a href="http://members.richardroopfreeandclear.com/wp-content/uploads/2010/02/Richard_Paradis_crop.jpg"><img class="alignright" title="Richard_Paradis_crop" src="http://members.richardroopfreeandclear.com/wp-content/uploads/2010/02/Richard_Paradis_crop.jpg" alt="" width="337" height="336" /></a></p>
<p>Now I get cash at closing and $150,000.00 to work with. Within 2 weeks of leaving the seminar I created $200,000.00 plus, in usable cash.  Now I am hiring an assistant to help me kick off the direct mail campaign to buy more properties.</p>
