Congratulations to Jeff H. who got his first offer accepted with a projected profit of $91,500 over 9 years. The profit projected is $18,500 cash now, $19,500 cash flow and $55,500 cash later.

Property is a 4-plex valued at $245,000 with gross rents of $3,200 with a projected resell price of $270,500 in 9 years.

Offer accepted is $317,000 with $32,000 down and seller carryback second lien for $285,000 with principal and interest payments of $1,600 monthly and a $136,530 balloon payment due in 9 years. Interest is the December 2011 Applicable Federal Rate of 1.27%. (We decided to present offers with imputed interest because they were still all much higher than ARV.)

The deal is funded by Roop provided private money first loan of $73,000 (30% LTV) to cover $12,500 for buy and hold costs (including $1,400 reimbursement for postcards sent and $350 for appraisal), $10,000 repairs, $18,500 extra cash at closing and $32,000 down to seller.

Jeff officially started with the Joint Venture program in October and dropped 1,000 postcard in both Oct and Nov for total cost of $1,400, being reimbursed at closing.

He also has paid $1,197 a month coaching for Oct, Nov and Dec. The profit share to Roop is $10,000 from the extra $18,500 cash at closing, less refunds for any fees paid, which has only been the $3,591 for monthly coaching as the other optional services used (done for you call handling and seller presentations by Roop) have been covered by his free optional service credits earn each month.

My profit share is $10,000 less the $3,591 paid for coaching, or a total of $6,409 at closing. Jeff gets $12,091 in extra cash plus $1,400 back for postcards… plus $10,000 for repairs, holding costs, etc. PLUS all the cash flow and cash later.

If you have not closed your first JV deal yet then perhaps we can get one done this month from your current leads. If not, perhaps we can get 2 closed in January. You should be on my schedule at least once each week for deal structuring or seller presentations to be on track.
