$280,000 cash in 90 days?

Great speaking with you yesterday I mentioned on the phone yesterday. I have been terrible about keeping in touch, but have done very well rolling up my sleeve and implementing my new business model to generate cash flow.
I created about $205,000.00 to date utilizing several techniques, bringing in private funding, converting sellers to private lenders, creating notes, and suggesting longer terms. Here is my most recent success.
If you remember me, I am the guy on the Orlando panel that said that I had some success in getting 3 to 5 year no payments, no interest terms.
While on the panel Richard said I needed to try for longer terms. So I did, I signed a free & clear contract 3 days ago $110,000.00 for 120 months, moved the seller to 2nd. position, and I am bringing in a private lender for $30,000.00 who is also willing to go for 120 months at 10% (I know, a little too high but for 10 years).
I will pay the seller $300.00 back per month at no interest (As Richard say’s a built in savings account). The private funding person will receive interest only payments at $250.00. I will sell the property on owner financing for $139,000.00 @ 6% interest only payments or $695.00 interest payments per month. They pay taxes & insurance & maintenance. I get about $20,000.00 cash at closing, plus $145.00 per month. I pay down the Seller each month but the Buyer does not pay down the balance, so my potential back end should be $36,000.00 after paying the Private Lender back his principal investment.
Next I am getting $50,000 from one of my tenants, he is cashing in a retirement policy, I am owner financing him with $50,000.00 down. Something I would not have done prior to going to the Richard Roop’s seminar.
By April 23rd. I will have created $280,000.00 of real, usable cash by incorporating The Ultimate Strategy, far beyond my goal written at the seminar.
